About 
Our Cumberland on Lanier development began in 1999 and was themed after Cumberland Island, a barrier island off Georgia’s southeastern coast. The northernmost tip of the subdivision points across Lake Sidney Lanier to where the Chestatee and the Chattahoochee rivers merge. Our gated community includes a clubhouse, pool, security house/gates, sports court, as well as the streets and infrastructure. These facilities are managed by the Cumberland on Lanier Owners Association, which was incorporated in February 2006.

 

Neighborhood Overview:

Our subdivision consists of 36 property lots on three streets; Cumberland Point Drive [20 lots], Palmetto Dune Drive [5 lots], and Greyfield Bluff Drive [11 lots]. There are 28 finished homes on the three streets; Cumberland Point Drive [17 homes], Palmetto Dune Drive [3 homes], and Greyfield Bluff Drive [8 homes]. As of 2024 all parcels without finished homes are privately owned.

 

Cumberland on Lanier Owners Association, Inc.
The Association was formed with each property lot having a single vote in matters of the Association. A Board of Directors is elected each year at the Annual Meeting of the Association usually held each May or June. 21 of the 36 properties are considered ‘Lakefront’ as they are bordered by US Army Corps Lake Sidney Lanier property.

 

Dues / Assessments:

Current dues for 7-1-24  through 6-30-25) are $2,800. Invoices are emailed in May/June of each year.  For the 24/25 fiscal year, the due date is July 15, 2024 with a past due date of July 25, 2024.  Late charges are 10% of the unpaid balance and accrued at 10% per year plus any attorney fees. The board has approved a 3-year dues increase schedule as follows:
